People Are Curious

Thank you for your interest in a Little Dream Home! Here are some of the common questions and concerns people have as they consider purchasing a granny flat or relocatable home.

If you have a question that isn’t answered here, please feel free to send us an email.

Why choose a Little Dream Home Tiny Space?

Our high-quality tiny homes are made in our manufacturing plant and can be shipped quickly to anywhere in Australia. We offer competitive pricing as well as a superior waterproofing system that outperforms typical caravan construction. Each main pod is roofed with 3mm steel sheeting. Z flashings are used around the bottom of the external walls, aluminium window frames and along the step of the roof to prevent water intrusion.

Our relocatable homes meet the standards of a caravan, so they are regulated by the Caravan Standards of Australia. Each trailer is manufactured to comply with the Australian Design Rules and the VSB1.

  • Electrical components are either SAA certified or have a Global Mark certificate.
  • Plumbing fixtures have Watermark certificates.

Yes! Tiny Spaces that are installed on a trailer are the easiest to move, but all of our homes can be relocated.

We deliver all across Australia through our network of national freight carriers. Most of our drivers use tilt-tray trucks, which make it easier to unload the home exactly where you’d like it placed. This helps buyers to avoid the extra cost of a forklift or crane. Of course, the truck will need clear access to the site and ground that’s solid enough to support it. Contact us for more information and cost for delivery to your area

While we do not currently offer setup or installation of our Tiny Spaces, we can recommend a reliable contractor. We also provide a full colour instruction manual and a dedicated phone line for support.

Your Tiny Home can be classed as a caravan if it is on a trailer, and most councils allow the use of caravans without permit. However, all councils have their own local rules, so be sure to check with your local council. If installed on a permanent foundation council approval will be required and again should be checked locally what the requirements are as each council can be different.

Australian states have the following rules for caravan living:

NSW: Statewide, one caravan is allowed to be set up full-time for a member of the household to live in.

VIC: Local council rules apply. However, a Tiny Space also meets the requirements of a DPU, or Dependent Person’s Unit which may be occupied by a dependent family member or their carer anywhere in the state.

QLD, NT, SA: Residents must apply for a dispensation to meet state and local council requirements.

For more information about local permitting, please visit our Council page.

Little Tiny Homes works with a variety of lenders to help you secure financing that suits your budget. Most standard homes require only a 10% deposit. If you customize your home, we require a minimum 50% deposit.

Every Tiny Space has costs associated with setup and connection to utilities. This varies according to the model of home, but generally you’ll need a licensed plumber to connect the sewer, septic or gray water system, and the gas system if you have one. Air conditioning (if needed) and cooking appliances are additional expenses to plan for.

In order to be considered a caravan, Tiny Spaces must be installed on one of our trailers. They can also be installed on a permanent foundation after obtaining council permission.

Our standard trailer (NSW) is about 500mm from the ground up to the underside. The trailer chassis is 150mm thick.

As a registrable caravan, Tiny Spaces can be set up in fire zones and flood zones. When installed on a trailer they can be packed up and moved fairly easily. Be sure to research whether one of our homes is the best option for your area, and for you.

Yes! Customize your Tiny Space with the upgrades of your choice:

  • Gas-powered Rinnai Flowmaster hot water system
  • Rinnai Q-series split-system air conditioner
  • Off-Grid solar packages

No it does not include a hot water system in the base price, this can be provided for a cost. Please enquire with us if interested.

Just like a traditional caravan, the power supply is connected by a 15 amp extension lead; water hookup can be as simple as connecting a garden hose.

Our Tiny Spaces can connect to gas heat, hot water systems and cooking appliances. A licensed plumber is required, as LPG installations must comply with the requirements of the Code Governing the Installation of LPG Equipment and Appliances.

Our Standard and Studio models are constructed with 50mm – 75mm Expanded Polystyrene or EPS “cool room” paneling in the walls and roof. Your tiny home will stay cool in summer and warm in winter, even in Australia’s harsh climate.

Your Tiny Space Relocatable Home easily connects to a suitable off-grid system. You choose which of your home’s systems will be on or off-grid.

Because Tiny Spaces offer a compact living area and are very well insulated, condensation can build up indoors. This is more likely to happen in humid locations. Installing a vent and/or dehumidifier will usually alleviate the problem.

Every Little Dream Home product includes a 12 month warranty, plus any guarantees that can not be excluded under the Australian Consumer Law. We make it easy – no forms to fill out, no photos of your setup required, and no time limit for you to register for your warranty. In the event of a claim, our warranty even covers the cost of removal and disconnection of services, and the replacement and reconnection of all services, fixings and fittings.
