Australia does not have uniform national legislation that specifically governs ‘relocatable homes’. Because Little Dream Homes are installed permanently on a custom-built trailer, they fall under the regulations that govern caravans. Prefabricated caravan homes dramatically reduce the cost of construction and avoid the complex regulations that a Class 1A building is required to meet. Our trailers are 100% Australian made and comply with the Australian Design Rules and the VSB1.

Installing a Granny Flat on a trailer helps to minimise the common hurdles of getting a traditional council approval.

State & Territory Legislation

Rules for caravan living vary widely across Australia, so it’s important to learn about the regulations in your local area. Typically, you do not need council approval to park a caravan on your property. However, councils can limit the amount of time you can occupy a caravan, so a permit is usually necessary for year-round living. Check with your local Council first to confirm that adding a Little Tiny Home is possible; then we’ll provide any information you need for a permit. 

 

Local legislation is frequently revised to meet changing community needs; the information below is a good place to start.

NSW Legislation

NSW has statewide legislation that allows most residents to install a caravan on their property without local council approval. For more information, refer to the Manufactured Home Estates, Caravan Parks, Camp Grounds and Moveable Dwellings Regulation 2021, subdivision 3, section 77. Some councils do require approval to connect your Tiny Home to sewer mains or a septic system.

VIC and WA Legislation

The state of Victoria has recently created a policy that allows for a Dependent Person’s Unit, also known as a Granny Flat. For more information, click here.

Other Locations

Regulations governing caravans across Australia vary from place to place. As Tiny Homes are becoming more popular, many localities are updating their legislation to make it easier to live in a portable Tiny Home. For example, the city of Brisbane has created a special category for secondary dwellings or Little Dream Home that automatically permits them if the property meets certain criteria. Your local Council may already have a plan in place that makes it easier to add a Granny Flat.
